First Bay Resort

HOK’s Toronto office has been working closely with Dalmi Resorts to develop the masterplan and design for the First Bay Resort, on the Dalmatian coast of Croatia.

The resort development will include three hotels, and sits directly opposite the medieval fishing village of Primosten on 26 hectares of steep, rocky land, overlooking the Adriatic.

The masterplan has been designed to respond to the site’s rolling typography where a collection of former agricultural and wooded plots are defined by the characteristic stone boundary walls. Building proportions, materials and landscape elements are all reflective of established local building practices. These elements have been combined with contemporary architectural details and technologies.

In addition to the three hotels planned, a conference facility, two spas, upscale apartments, luxury villas and day cabanas will all be nestled into the landscape to allow for maximum views from every suite. The masterplan also includes a marina which will accommodate luxury yachts, and a performance piazza surrounded by a selection of restaurants, all of which are connected by the ‘Lunga Mare’, or beach promenade, which travels along the coastline back to Primosten.

West Paces Hotel Group LLC has signed on to operate the various properties. The first phase, comprising 20 hectares, includes 175 hotel rooms, 71 suites, 52 luxury villas, 40 day cabanas and two spas, along with recreational facilities and retail, is planned to open in 2011-12.

Dalmi Resorts is also in the final planning stages for a second resort at Cavtat, just to the south of Dubrovnik Clearpoint Resort will be a 4,000m2 signature development designed by architect Hedley Greentree, who has designed waterfront developments and marinas all over Europe and the Mediterranean. The preliminary concept envisages a mix of private apartments and luxury villas on a terraced hillside reaching down to the historic Cavtat harbour.
