A new boutique hospitality destination has arrived in the heart of downtown Charleston with the opening of Live Oak, a Tribute Portfolio Hotel.

Conceived as a tranquil retreat inspired by the rhythms of the Lowcountry landscape, the 120-room property blends the city’s architectural heritage with modern, design-led hospitality.

Designed by the team at Tara Investments, Live Oak reinterprets traditional elements of the city’s built environment through a modern lens, and balances heritage references with contemporary minimalism through a calming interplay of soft colours, natural materials and carefully considered proportions.

The lobby is conceived as a contemporary interpretation of the classic Charleston single house porch, a defining residential typology characterised by its long, narrow proportions and side-facing orientation. The space is finished with a haint-blue ceiling – a historic regional detail once believed to ward off evil spirits – subtly grounding the design in local tradition.

Materiality plays a defining role in shaping the hotel’s identity. Authentic finishes including live-edge wood, natural stone, rattan and woven elements create a tactile connection to the surrounding coastal environment. These woven details draw inspiration from Charleston’s storied basket-making traditions, reinforcing a strong sense of place throughout the interiors.

Live Oak guestroom

Guestrooms extend the hotel’s design philosophy through thoughtful architectural gestures and nature-inspired textures. Each room is anchored by a sculptural wall-to-wall wooden ledge that integrates storage, workspace and minibar elements.

Rotated vertically, the same architectural feature becomes the headboard, creating a cohesive dialogue between horizontal and vertical planes. Custom carpeting subtly interprets the tonal shifts and textures of nearby marshlands, further grounding the interiors in the surrounding landscape.

The design narrative continues at Terra, the hotel’s signature restaurant. Grounded in a relaxed coastal aesthetic, the restaurant features artwork depicting regional flora and fauna, while banquettes and bar cabinetry incorporate woven caning as a contemporary reference to traditional basketry.

On the second floor, Bloo Pool & Provisions, the hotel’s Nikkei-inspired pool lounge, introduces a more playful interpretation where colour and light take centre stage. Designed to feel bright, fun and expressive, the space features a palette of blues and teals inspired by the city’s colourful facades and vibrant culture. An awning window that opens directly onto the pool patio creates a indoor-outdoor connection, while overhead, a painted ‘ceiling pool’ mural adds an unexpected artistic moment as an homage to the iconic pool imagery of David Hockney.

Live Oak Terra

The fitness centre takes advantage of its prime corner location, extending the architectural language of the lobby porch to the upper level. Its proportions and the continued use of shutters create both continuity and function, offering sunshade and privacy while maintaining a strong connection to the building’s overall design narrative.

The hotel’s meeting rooms are conceived as calming, restorative environments, defined by pillowed felt walls in soft shades of green. These sound-absorbing surfaces not only enhance acoustics but also echo the hues of the surrounding landscape, creating spaces that feel both functional and serene.

Across the hotel’s public spaces and guestrooms, softly curved contemporary furnishings, layered textures and organic finishes create interiors that feel both sophisticated and welcoming. The overall design emphasises visual calm and fluid movement, offering guests a refined, modern interpretation of Charleston hospitality.
