Hilton and Reuben Brothers have jointly announced the signing of a management agreement to transform a Miami Beach hotel into Waldorf Astoria Miami Beach, marking the brand’s debut in the market.

Owned by Reuben Brothers, the resort will undergo a meticulous renovation and repositioning ahead of its Winter 2027 planned relaunch, at which time it will be managed by Hilton.

Set along a prime stretch of oceanfront on Collins Avenue, the property commands one of Miami Beach’s most desirable beachfront locations, offering direct access to the sand and sweeping, unobstructed views of the Atlantic Ocean and the Miami skyline.

Located within Miami Beach’s luxury hotel corridor, the property sits moments from the area’s celebrated dining, nightlife and cultural institutions.

Rising 20 stories above Collins Avenue, the hotel’s transformation, led by Reuben Brothers, will pair Waldorf Astoria’s signature elegance, intuitive service and sense of occasion with the dynamic energy, cultural heritage and coastal allure of Miami Beach.

Designed by Avenue Interior Design, the transformed Waldorf Astoria Miami Beach will introduce a distinctive collection of art, signature experiences and amenities.

The hotel features a reimagined arrival experience, including a new lobby and Peacock Alley – the brand’s signature gathering place for guests and locals alike – as well as a new food and beverage program.

In addition, each of the 348 newly refreshed and spacious suites will boast ocean views, balconies and a refined, contemporary aesthetic. Guests will also enjoy a newly curated spa and wellness experience, complemented by an enhanced fitness centre, in addition to a 48,000ft2 pool deck with enhancements such as private cabanas.

“This signing reflects the continued momentum of Hilton’s luxury portfolio growth in highly sought-after destinations across the Americas,” says Danny Hughes, president, Americas, Hilton. “With a growing Florida presence that now spans from Orlando to South Florida, our luxury brands continue to resonate with travelers seeking bespoke experiences. Miami Beach is a globally renowned locale with strong demand for elevated hospitality, and we are proud to partner with Reuben Brothers to introduce Waldorf Astoria in a way that both celebrates the city’s character and sets a new benchmark for modern luxury.”

Kim Phoebus, COO of US Hotels, Reuben Brothers, also comments: “2201 Collins Avenue is one of Miami Beach’s most storied addresses and we are proud to announce our plans for a landmark restoration in partnership with Waldorf Astoria. Every room will feature a private balcony and sea view, while the public spaces will offer exceptional dining and elegant event venues. This meticulous restoration represents the next chapter of Miami’s most coveted beachfront address, and one that will continue to enrich the local economy and community for generations to come.”

Echoing these sentiments, Dino Michael, senior vice president and category head, Hilton Luxury Brands concludes: “Miami Beach is one of those rare destinations with a spirit the world immediately recognizes: dynamic, expressive, sunlit and full of life. For Waldorf Astoria, it is an extraordinary canvas. Waldorf Astoria Miami Beach will bring a new chapter of elegance, one that honours the destination’s cultural energy, coastal beauty and iconic sense of style while creating an experience that feels timeless, deeply personal and entirely of its place.”
