Berlin’s hotel industry reported its second-best occupancy and highest room rates of the pandemic-era, according to preliminary September 2021 data from STR. Things are looking up in the years ahead too, with a variety of hospitality hotspots lined up from Charlottenburg and Friedrichshain to Neukölln and Tiergarten.
Tophotelprojects currently has 26 projects, totalling 7,489 rooms, listed in its database in planning or under construction. According to the data service, 12 (46%) of those will open their doors this year, four (15%) are scheduled for 2023, six (23%) will debut in 2024, one (4%) is slated for 2025, and three (12%) remain TBA.
Of the city’s forthcoming schemes, four will be in the five-star sector while eight fall into the five-star category. Amongst the properties in the pipeline are locally inspired developments from Locke Hotels and The Hoxton, arriving in the east and west of the city this year respectively, as well as the largest Sir Hotel to date.

Locke at East Side Gallery
Locke at East Side Gallery will land in Berlin’s trendiest inner-city districts of Friedrichshain, Kreuzberg and Mitte this summer. Designed by Grzywinski+Pons and taking design cues from its microlocality, the new opening will comprise 176 studio apartments, a co-working area and a third-wave coffee shop, as well as a rooftop terrace and a 24-hour gym on the eighth floor. Rounding out the offer is an audiophile bar and restaurant, introducing new immersive ways of experience music in the German capital.

The Hoxton
Situated in Charlottenburg, The Hoxton Berlin will be centred around the theme of ‘Rough Nouveau’, with its decorative yet rough materials and faded palettes honouring the city’s Jugendstil buildings. Inside are 234 rooms; an open lobby, bar and restaurant; and a winter garden inspired by the former Romanisches Café. Elsewhere, The Apartment meeting and events space has been designed with a 1920s parlour in mind and mirrors the lounge of Mary Wigman, the pioneer of Germany’s expressionist dance movement.

Sir Frankie
Designed by Berlin’s Studio Aisslinger, Sir Frankie will be the largest Sir Hotel to date, with 316 long-stay apartments, a restaurant, and a 250m2 spa all under one roof. The property is also set to feature a co-working area, meeting and events venues, and The Sircle private member’s club – an innovative response to the pandemic that recognises a new need for community. The news comes after the Amsterdam-based group celebrated its 10 years of operating across Europe in 2021, with its open portfolio currently at 13.

InterContinental Berlin
Having opened as an InterContinental in 1978, after initially being home to the very first German Hilton, IHG's five-star Berlin property is currently undergoing an €61 million interior renovation. London-based studio Goddard Littlefair has been tasked with remodelling 558 guestrooms in south, east and west wings, along with the ground floor lobby and reception areas. The work will be completed in several phases, with the hotel remaining in operation throughout. Further interior refurbishments are yet to be announced.

Estrel Tower
Supporting the regeneration of the capital’s Neukölln district, Estrel Tower will comprise 525 hotel rooms and serviced apartments, along with 9,000m2 of offices and co-working, 2,000m2 of event space, and a floor dedicated to wellness and fitness. These facilities will be constructed around a light-filled atrium containing a bakery, a gallery and a start-up incubator. To bring life to the scheme, which has been ten years in planning, owners Ekkehard and Maxim Streletzki are working with architects Barkow Leibinger.
